Územní studie rozvojové plochy pro hromadné bydlení v Bohuslavicích

Abstract

Cílem diplomové práce je zpracování návrhu územní studie zástavby rozvojové plochy pro hromadné bydlení na parcele 1554/10 v Bohuslavicích. Zájmová lokalita je v současné době využívána jako louka avšak do budoucna se jedná, dle územního plánu obce Bohuslavice, o plochu s využitím smíšeným, obytným. Vzhledem k blízké návaznosti na okolní zástavbu a možnosti napojení na stávající technickou a dopravní infrastrukturu, je využití navržené územním plánem více než vhodné. Za účelem návrhu využití této lokality, byla provedena analýza problematiky současného stavu lokality a poznatků o území a jeho potřebách. Na základě provedeného rozboru jsou navrženy dvě varianty řešení. Obě varianty počítají s výstavbou bytových domů pro účely hromadného bydlení. Pro tyto varianty je zpracováno také řešení technické a dopravní infrastruktury, výpočet kapacity sítí, orientační ekonomický propočet a vyhodnocení nákladů obou variant.

The aim of this diploma theisis is an elaboration of a proposal of a territorial study of development of a development area for collective housing on parcel 1554/10 in Bohuslavice. The locality of interest is currently used as a meadow, but in the future, according to the territorial plan of the Bohuslavice village, it´s supposed to be an area with mixture of residantal use. Due to the proximity to the surrounding area and the possibility of connection to the existing technical and transport infrastructure, the use proposed by the Territorial Plan is more than adequate. In order to design the use of this site, an analysis was made of the current state of the locality and the knowledge of the territory and its needs. Based on the analysis, two options are proposed. Both options include the construction of apartment buildings for the purpose of collective housing. For these variants, the solution of the technical and transport infrastructure, the calculation of the capacity of the networks, the indicative economic calculation and the evaluation of the costs of the two variants are elaborated.
