Abstract

Bachelor thesis Application of Selected Approaches for Real Estate Valuation is mainly about theoretical and then practical part of valuation real estates. Goal of thesis was to valuate property in Zábřeh and to prove hypothesis: „Final administrative value will be lower than market price.“ For calculation were used three methods, administrative, market comparative, market yield. Whereas the average of market prices was higher than administrative price so hypothesis was correct. Average value of three methods was 2 842 950 Kč. Next goal was to determinate the best possible way of calculation of tax on the aquisition of immovable property. The cheapest way shown to be direction value.
