Abstract

Guarantee period in the present building is still a hot topic as well for investors, that means the authority of structures, who finance these buildings, and as well for the entities implementing these projects, that means the building supplier/contractor. Both sides, that means techniques, economists, lawyers, business and marketing managers participate on the preparation, realization and valorizing the construction work. The Dissertation in the first chapter formulates the objective of the given/addressed task. By using the practical information for the period of 10 years and the analysis of 120 building with the civil, residential and industrial constructs, aims to determine the optimal guarantee period by using mathematical models. In the second chapter, which introduces the dissertation, are included necessary data and procedures to complete the task. The chapter characterizes the experiences with application of the guarantee period. The third chapter in details evaluates the current quality when application of the guarantee period from the social point of view. The issue is conceived as a complex of significant factors of economy, legislation, technical options, subsequent maintenance, the property management and business and marketing interests, and even the social impacts. In the fourth chapter are specified data and characteristics of realized objects, which are in the next fifth chapter evaluated by using mathematical and statistical methods. Fifth chapter is the most important from the view of the determination of the optimal guarantee period. This chapter is based on the theoretical basis of the mathematical probability and statistic, and on the classification by the type of objects (civil, residential and industrial) illustrates the likely optimum for determination of guarantee period. Results of the research, most likely roof defects and defects on masonry constructions are documented in the sixth chapter. The seventh chapter consists of the proposal and solution recommendations to improve the quality of current status. The upcoming chapter VIII. specifies conclusion of dissertation in the form of the expected influences for the development of the construction guarantee period in the future.
