Abstract

The bachelor thesis deals with the methods of valuation of the selected object and the pension is viewed as a property. The goal of the thesis is to use objective valuation methods to create an objective view of the market value of the selected property. The evaluated property is a detached house in the village of Sviadnov, which is divided into two parts: in the first part the owner operates a boarding house and in the second part is rented the space of a company whose main business is gambling. The boarding house is a specific small business whose main source of income is the property itself. The aim of practical section is to first describe the valued property in detail and then use current approaches to determine the market value of the property. The resulting values are compared with each other, followed by a comment on the observed values. The conclusion summarizes the findings and evaluates the objectives and hypothesis.
