Ocenění vybraných nemovitostí

Abstract

Tato diplomová práce se zabývá oceněním vybraného souboru nemovitých věcí. Cílem diplomové práce je provedení ocenění nemovité věci pomocí výnosových metod. Dílčími cíli této diplomové práce jsou predikce vývoje ceny nájmu bytových jednotek a výpočet čisté současné hodnoty investice. Práce je rozdělena do několika části. První část je spíše teoretická, založená na přiblížení problematiky oceňovaní nemovitých věcí a stručném seznámeni s pojmy, které jsou v práci zmiňovány. Druhá část práce je spíše částí praktickou. V praktické části jsou oceněny nemovité věci a následně jsou porovnány vybrané metody, které byly při tomto ocenění použity. Závěrem práce je provedeno shrnutí metod, formou analýzy jednotlivých výsledků.

This diploma thesis deals with the valuation of a selected real estates.The aim of the diploma thesis is to make valuation of real estate using yield methods. The partial aims of this diploma thesis are the prediction of the development of the rental price and the calculation of the net present value of the investment. Thesis is divided into several parts. The first part is rather theoretical, based on the approximation of real estate valuation and a brief introduction to the terms that are mentioned in this thesis. The second part of the thesis is rather a practical part. In the practical part real estates are valued and then the selected methods used in this valuation are compared. The conclusion of this thesis is a summary of the methods, in the form of analysis of individual results.
