Abstract

The bachelor thesis deals with the possibilities of financing one's own housing. The aim of the thesis is to assess which mortgage loan option, with a longer or shorter repayment period, is more profitable for a household, especially under the assumption of regular investment in the capital markets. The thesis is divided into a theoretical and a practical part. The theoretical part of the thesis deals with the characteristics of housing loans and then focuses on the essence and importance of capital markets. In the practical part, a comparison of mortgage loans with different maturity periods is made, followed by a presentation of investment options and their future development scenarios. Then, mortgage loans are compared in combination with investing in the capital markets and the best option for the household is selected based on the results.
