Oceňování lesů v ČR

Abstract

Cílem práce je ocenění konkrétního lesního pozemku s lesním porostem. Práce posuzuje rozdíly vznikající při stanovení hodnoty pozemku metodou administrativní a metodami tržními. Metoda administrativní vychází z platné legislativy stanovující cenu pozemku oceňovacím předpisem. Metody tržní vycházejí především z nabídky a poptávky po pozemcích, dále z očekávaných výnosů z pozemků, případně z vložených nákladů do pozemku. Práce analyzuje vliv dotací, tedy příspěvků na hospodaření v lesích poskytovaných ze státního rozpočtu, na hodnotu lesa.

The main aim of this thesis is the specific valuation of forest land with forest cover. Thesis examines the differences arising from determining the value of the forest land using administrative and market methods. Administrative method is based on the existing legislation, which determines the price of the land according to the price regulations. The market methods are based primarily on: market supply and demand for land, the expected yield from land or on the invested costs of the land. This thesis also analyzes the impact of subsidies for forest management provided from the state budget.
