Analytická studie zástavby plochy pro bydlení v obci Koněšín

Abstract

Předmětem diplomové práce je vypracovat urbanisticko-architektonickou studii ploch, které jsou v územním plánu značené jako Z1.1 a Z7.1 v obci Koněšín. Dle aktuálního územního plánu se jedná o zastavitelné území, konkrétně o plochy smíšené obytné – venkovské a plochy veřejných prostranství. Řešené plochy se nachází v okrajové západní poloze obce. Vybrané území přímo navazuje na vymezené zastavěné území. Urbanisticko-architektonická studie je zpracována formou studie ve dvou variantách. Po provedení analýzy byla vybrána vhodná varianta, která je dále podrobněji vypracována. Podrobnější zpracování obsahuje návrh technické a dopravní infrastruktury, včetně ekonomického zhodnocení vybrané varianty a vizualizace. Záměrem studie je navrhnout lákavou lokalitu pro bydlení, respektující současné limity území, využití území územním plánem a návrhem dopravní a technické infrastruktury. Zároveň by tato práce mohla být užitečná pro investora, který by tímto mohl uspokojit zvýšenou poptávku po bydlení v obci Koněšín.

The subject of the thesis is prepare an urbanistic-architectural study of the areas marked as Z1.1 and Z7.1 in the municipality of Koněšín. According to the current zoning plan, these are buildable areas, specifically mixed residential - rural and public spaces. The areas in question are located in the western outskirts of the village. The selected area is directly adjacent to the defined built-up area. The urban-architectural study is prepared in the form of a study in two variants. After the analysis, a suitable variant was selected and is elaborated in more detail below. The more detailed elaboration includes a proposal for technical and transport infrastructure, including an economic evaluation of the selected variant and visualisation. The intention of the study is to design an attractive location for housing, respecting the current limits of the territory, the use of the territory by the land use plan and the design of transport and technical infrastructure. At the same time, this work could be useful for the investor, who could satisfy the increased demand for housing in Koněšín.
