Revitalizace brownfieldu obce Suchonice

Abstract

This bachelor’s thesis focuses on the design and assessment of the revitalization of a brownfield site in the village of Suchonice. The subject of the study is a former general store building, which has been unused since 2015 and is deteriorating in the centre of the village. The aim of the thesis is to build upon an architectural study commissioned by the village and to assess whether the reconstruction of the building into residential building with four rental units is economically feasible for a small village. The theoretical section defines the concept of a brownfield, outlines its typology, causes of formation, and the specifics of revitalization in the context of small rural villages, describes subsidy programs, and presents selected project management methods. The practical chapter applies these methods to a specific case study through SWOT and PESTLE analyses, risk management, critical path method and Gantt chart-based scheduling, a detailed cost plan, and a comparison of three financing options. The final economic assessment uses indicators such as payback period, ROI, NPV, and IRR, and evaluates the project both in terms of total investment costs and the municipality’s own resources. The results show that the project is feasible only if subsidies are obtained, with financing through the Affordable Rental Housing program proving to be the most cost-effective option.
