Cenová analýza bydlení v ČR

Abstract

Bakalářská práce se zabývá cenovou analýzou bydlení v Moravskoslezském kraji. Práce je zaměřena na byty nabízené k prodeji a pronájmu v jednotlivých okresech a obcích. V předložené prací jsou zpracována data nabízených inzercí na serveru Sreality.cz v období od ledna 2018 do března 2018. Inzerce jsou lokalizovány na okresy a obce, dle popisné informace a GPS souřadnic uvedených v inzercích. V práci jsou vysvětleny základní pojmy související s problematikou bydlení v České republice, od druhu nemovitostí, přes faktory ovlivňující ceny bydlení v České republice, až po vlastní zpracování výsledků vedoucích k porovnání cen bydlení v okresech a obcích Moravskoslezského kraje. Výsledky práce jsou interpretovány pomocí tabulek, grafů a mapových výstupů. Tabulky a grafy jsou zpracovány v softwaru Microsoft Excel. Pro vytvoření mapových výstupu byl použit Open Source software Quantum GIS.

The bachelor thesis is focused on price analysis of housing in the Moravian-Silesian Region. The thesis is focused on flats offered for sale and for lease in individual districts and municipalities. In the submitted thesis data from the server Sreality.cz over the period from January 2018 to March 2018 are processed. The offers are localized in the districts and municipalities according to the descriptive information and GPS coordinates published in the advertisements. In the thesis basic terms related to the issues of housing in the Czech Republic are explained, including types of properties, factors that influence housing prices in the Czech Republic and then my own processing of the results leading to the comparison of housing prices in the districts and municipalities of the Moravian-Silesian region. The results of the thesis are interpreted using tables, graphs, and map outputs. The tables and charts are processed in Microsoft Excel.
