Abstract
This work deals with the determination of gross capitalization rates in selected districts of the city of Ostrava. The aim is to determine the gross level of capitalization and analysis of the real estate market. The first part is concentrated introduction to the theoretical aspects related to market valuation. The next section is an analysis of the selected city, after analysis of the housing market in the city and the last part is to determine the gross capitalization rates according to various aspects.
