Analýza vybraných nemovitostních fondů

Abstract

The main target of this thesis is to evaluate selected Czech and foreign real estate funds on the basis of selected aspects, to compare these funds with chosen real estate stock funds and consequently to determine optimal fund of them for saving idle finances using the decision analysis. For reaching this target is this work divided into five chapters, introduction and conclusion included. The second chapter is focused on the theoretical basis of collective investment and describes the subjects of collective investment and legislation development, which enabled the creation of special real estate funds in the Czech Republic. Further, possibilities of investments in real estate sector and methodology for choice of the suitable fund are characterized here too. The third chapter is focused on the development on the collective investment market in the Czech Republic since 2006, as well as the creation of special real estate funds. Also selected Czech and foreign real estate funds and real estate stock funds are described here too. The analysis of the selected funds is accomplished in the fourth charter, which includes the comparison of the operating time, the size, the efficiency and the risk ratio, the cost price, the minimal investment value and the fund portfolio turnover of the funds. Subsequently the records are evaluated and the fund suitable for investment is chosen using the decision analysis.
