Abstract

The thesis deals with the issues of market rents and built-up land estimation on the area of the statutory town Opava. It describes the situation of built-up lands with a garage building, which are the property of the statutory town Opava. It compares the procedure of rent collection and the given maximum rents for a piece of land under the garages. The aim of the thesis was to find out whether selling certain areas with garages and then subsequent tax collection would not be more profitable than their renting. If this were the case, the next point of the thesis was to suggest the sale procedure and the method of renting the built-up lands in the town. The result of my thorough investigation showed that the contemporary method of sale and renting of the built-up lands is ineffective, and that the price does not correspond to the market price, so the contemporary procedure of the statutory town Opava is unsatisfactory. I dare to suggest such market sale and rent price of the pieces of land, which corresponds to the market conditions. Another solution of the issue would be to sell smaller areas of land with a garage building as private properties for an appropriate price, and to increase the rent of the rest of built-up lands so that it agrees with the market price.
