Abstract
HAŠEK, Daniel. The issue of the risks of creating an information model of the existing
building. Ostrava, Czech Republic: VŠB-Technical University of Ostrava, Department of
Urban Engineering, 2025. Diploma Thesis, Supervisor: Ing. arch. Dagmar Kutá, Ph.D.
Paed.IGIP. 47 p.
The subject of this master’s thesis is the creation of an information model of an existing
building located on the campus of VŠB – Technical University of Ostrava, without the use
of advanced data collection methods such as laser scanning. The work focuses on exploring
the possibilities of creating a practically usable model under conditions of limited project
documentation and restricted access to certain parts of the building.
The theoretical part describes the principles of building survey (pasportization), the
concept of Level of Development (LOD), the structure of non-graphical information, and
approaches to data management within a Common Data Environment (CDE). The practical
part documents the data collection process, model creation using ArchiCAD software, and
collaboration using Trimble Connect and the BCF format. The final output is an IFC-format
model enriched with selected non-graphical data based on the SNIM structure, which serves
as a foundation for future facility management and integration with the CAFM system
Urbido.
The thesis aims to determine whether a meaningful and practically usable
information model can be created without the use of advanced tools and data inputs, and to
highlight the limitations and potential of such an approach for digitizing existing buildings.
The scope of the bachelor thesis is 47 pages.
