Abstract
Diploma thesis theme aims concretely at the market and administrative evaluation of the Home for elderly located in Horní Suchá community, Karviná region, who also has it in its property. Market evaluation is made with concern to the current supply and demand situation on the real estate market and its process is not regulated by any legal enactment, meanwhile administrative evaluation is governed by strictly given rules and procedures according to the Act no. 151/1997 Coll., concerning property evaluation and Decree no. 3/2008 Coll., evaluation decree which is amended annually. Aim of this thesis is to, as well as possible, adumbrate theoretical grounds of administrative and market evaluation in the Czech Republic and consequently apply these on practical example for real estate. The subject of evaluation is Home for elderly, provided by community to be rented by Silesian Humanity, regional associations, in order to provide social services to Moravian-Silesian region citizens. Integral part is also comparison of the administrative and market evaluation, their advantages and disadvantages including methods used for fixing the Home for elderly resulting values. As important from the Silesian Humanity, regional associations, point of view is to suggest alternatives to increase profitability of this association and identify possible reserves in connection with the mentioned facility lease. To determine the market value method was used and then yield a method of direct comparison. On the other hand, the administrative cost was defined by a combination of cost and income methods.
