Zhodnocení investiční činnosti vybrané společnosti

Abstract

Předmětem diplomové práce je zhodnocení investiční činnosti vybrané stavební společnosti. Cílem diplomové práce je vyhodnocení tří zvolených variant investic pomocí zvolených metod hodnocení investic. Práce je rozdělena na teoretickou a praktickou část. Teoretická část je zaměřena na investiční rozhodování, klasifikaci investic a dlouhodobé cíle. Následně jsou vymezeny zdroje financování investice, rizika investičních projektů a principy hodnocení těchto projektů. Jsou zde popsány i jednotlivé metody hodnocení investic, které jsou následně aplikovány v praktické části. Praktická část obsahuje ekonomickou charakteristiku společnosti a zhodnocení dosavadní investiční činnosti. Následuje popis a zhodnocení tří zvolených investičních variant, a to výstavby bytů, výstavby rekreačního objektu a uložení peněžních prostředků na termínovaný vklad pomocí metod hodnocení investic. Z analýzy vyplývá, že ekonomicky výhodnější je varianta výstavby bytů. Všechny tři varianty jsou následně porovnány. V závěru diplomové práce je shrnutí výsledků.

The subject of this thesis is the Evaluation of Investment Activity of a Selected construction Company. The aim of the thesis is to evaluate three variants of selected investment options using selected investment assessment methods. The thesis is divided into the theoretical and practical part. The theoretical part is focused on investment decision making, investment classification and long-term goals. Subsequently, the sources of financing the investment, the risks of investment projects and the principles of evaluation of these projects are defined. There are described various methods of evaluation of investments, which are subsequently applied in the practical part. The practical part contains the economic characteristics of the company and the evaluation of the current investment activity. The following is a description and evaluation of the three selected investment options, namely the construction of dwellings, the construction of a recreational building and the deposit of funds on a term deposit using investment valuation methods. The analysis shows that the option of construction of flats is more economical. All three variants are then compared. The conclusion of the thesis is a summary of the results.
