Zhodnocení dostupnosti bydlení v České republice

Abstract

The bachelor's thesis is focused on the development of the affordability of owner-occupied and rental housing over the last 5 years, i.e. for the period 2018-2022. Part of the work is answering research questions about whether it is possible to increase the availability of housing. The theoretical part presents the basic characteristics of housing, housing policy and the housing market. The theoretical-practical part focuses on socio-economic factors influencing the affordability of housing. With the help of the methodology, the procedures for evaluating the development of the financial availability of housing are defined according to the selected indicators and individual types of households and real estate. In the practical part, the evaluation of the development of housing affordability is carried out. Incomes of individual households are determined here, calculations of average bid prices by types of real estate and ownership are carried out, and individual indicators are also calculated. Furthermore, an evaluation of the development of the financial affordability of housing is carried out based on the equations of ownership and rental type of housing. In the conclusion, the results of the bachelor's work are summarized, including the vision of the experts and the author of the work for the development in the next period.
