Regionální disparity v dostupnosti bydlení

Abstract

This bachelor thesis focuses on the comparison of housing affordability in the regions of the Czech Republic. The theoretical part defines housing policy and the real estate market. The practical part focuses on data calculations and comparison of housing affordability in the regions. Using housing affordability indicators, the affordability in each region is analysed for a household with average income and a household with minimum income. The paper compares the differences in affordability between counties in terms of ownership and rental housing and in terms of whether a household is in demand for an older home or a new construction home. The data is observed over the period from 2018 to the end of March 2022. The thesis finds that affordability of owner-occupied housing is deteriorating over time, while affordability of rental housing is improving in most counties.
