Aplikace vybraných přístupů při oceňování pozemků

Abstract

The aim of this bachelor’s thesis is familiarization with different ways of approach of valuati-on of immovable property and used methods and their following application of particular ty-pes of lands. In this thesis there are descriptions of methods used in valuation of real estates in Czech Re-public, all types of lands, which are registered in the cadastral register and basic approach to property valuation. All aforementioned is described with the purpose of explaining the inter-relationship between valuation and public policy. The methods of valuation, which are used to ascertain the market price and administrative price of lands, are described in more detail. The market and administrative price of an agricultural land, structural lot and a garden are quantified through an application of selected methods. A crucial role is played by legislation represented by selected laws and their ordinances. The costs of lands, which are based on ap-plication of selected methods of lands’ valuation are summarized in the conclusion of this thesis. The review of suitability and unsuitability of using given methods of valuation in par-ticular cases of lands’ valuation was made based on achieved results.
