Srovnání dostupnosti bydlení v ČR a ve vybraných zemích

Abstract

The essence of the bachelor's thesis is to evaluate the financial affordability of owner-occupied and rented housing for the period from April 1, 2021 to March 31, 2022. Availability is evaluated for the Czech Republic, Poland, Germany and Denmark. Five indicators are used for the analysis, namely: price to income, debt to income, price to GDP per capita, rent to income and price to rent. The theoretical part of the thesis focuses on housing as a farm, housing policy and approaches to housing affordability. The practical part deals with the analysis of the results of financial indicators and their mutual integration into the ownership and lease equation. The aim of the work is to verify two research questions. The first question is: "In which of the compared countries is the highest availability of owner-occupied and rented housing?" The analysis shows that the highest availability of owner-occupied and rented housing is in Denmark. The second question is: "Is housing more affordable in higher-income countries?" The answer is not entirely clear, interesting results can be observed, but in general, there is no higher housing affordability in higher-income countries.
