Vyhodnocení investic do bytových domů v České republice

Abstract

Bakalářská práce je zaměřena na vyhodnocení investic do bytových domů v České republice. Dále je zaměřena na výběr a nákup nemovitosti prostřednictvím realitního serveru bezrealitky.cz, z pohledu začínajícího investora s omezenými finančními prostředky a efektivnost investic v dané oblasti, za účelem dosažení vyššího zisku. V teoretické části je popsán samotný úvod do investování, některé základní typy investic, typy strategií a popsána problematika výběru vhodné nemovitosti a pronájmu. V praktické části je sestavena SWOT analýza ke každé dané oblasti zvlášť a vypočítány metody hodnocení efektivnosti investic a jejich celkové zhodnocení.

This bachelor’s thesis focuses on evaluation of investments into blocks of flats in the Czech Republic. It also discusses selection and purchase of real property by means of the bezrealitky.cz real estate server from the viewpoint of an incipient investor with limited funds and the effectiveness of investments in this specific area for the purpose of generating a higher profit. The theoretical section contains an actual introduction to investment, some basic types of investment, types of strategy and describes the issue of selecting a suitable real property and its lease. The practical section consists of a SWOT analysis for each specific area separately and lists the methods of evaluation of the effectiveness of investments and their overall appreciation in value.
