Abstract

The diploma thesis deals with the development of an investment plan for the new use of a set of apartment buildings located on Spojovací Street in the city of Rychvald. The existing apartment units show significant technical wear, do not meet current housing standards and are highly energy-intensive. The existing rental structure is made up mainly of residents from socially disadvantaged backgrounds, whose opportunities to actively participate in improving housing conditions are limited, and therefore the main objective of the work is to find an optimal solution for the future use of this area. The purpose of the proposal is to transform the area into an attractive, safe and functional residential environment that would contribute to attracting new residents and support the long-term development and economy of the city. The proposal is prepared in the form of a simplified architectural study in two variants, with both solutions taking into account the current needs of the city. The final selected variant is further developed in more detail. The outputs include drawings of sections, views, floor plans and visualizations of both variants. As part of the creation of the investment plan, an analysis of the housing market in the given location was carried out, an approximate calculation of investment costs and a proposal for a potential financing method using subsidy titles. The work is also devoted to the evaluation of possible project risks and an approximate calculation of the return on investment. Before the design itself was processed, the object was surveyed and laid out due to the absence of any project documentation. The survey also included photo documentation of the exterior of the objects, only selected parts of the interior were documented, with regard to the current residents of the housing complex.
