Leasing nemovitostí z pohledu leasingové společnosti

Abstract

Leasing nemovitostí je specifickou formou financování nemovitostí a přesto, že během let získal na značné popularitě, není široké veřejnosti stále ještě příliš znám. S tím také souvisí malá dostupnost podrobnějších informací o leasingu nemovitostí a možnostech struktury takových obchodních případů. Ještě méně informací o leasingu nemovitostí je k dispozici z pohledu poskytovatelů leasingu. Tato práce se na tuto formu financování právě z tohoto pohledu zaměřuje. Popisuje co je pro poskytovatele leasingu důležité, na co se zaměřuje ve smlouvách a jak kalkuluje leasingovou splátku. Zobrazuje komplexnost celého obchodního případu a oborovou provázanost s oblastmi práva, bankovnictví, daní, účetnictví i stavebnictví.

Real estate leasing is a specific form of real estate financing and even though it has gained on popularity throughout the years it is still not much known among the schema_dspacedb. Related to that is also minor accessibility to detailed information about the leasing of real estate and about the possibilities of structuring such business cases. There is even less information available about real estate leasing related to the point of view of the lessor. This work is focusing on this form of financing exactly from such point of view. It describes what is important for the lessor, what his targets in the contracts are and how he calculates a leasing instalment. It shows the comprehensiveness of the whole business deal and the field connectivity with law, banking, taxation, book keeping and construction.
