Zhodnocení investiční výstavby nemovitostí v Moravskoslezském kraji

Abstract

The title of this diploma thesis is “Evaluation of Real estate development in Moravian-Silesian region”. The aim of this thesis was to analyze and to interpret chosen parts of real estate development projects in Ostrava and Moravian-Silesian region. To fulfil the aim of the thesis, there has been research made, which has included evaluation of monitoring of housing development projects in Ostrava since 2010 and finding housing development projects in all Moravian-Silesian region. Based on this evaluation, there were made interviews with representatives of selected real estate development companies and also representatives of Moravian-Silesian region, Ostrava, Těrlicko and Čeladná. This thesis is devided into 7 parts. In the first part is described theory of real estate development, theory of spatial and regional development. There is characterised Moravian-Silesian region, in the second part. Also there is briefly characterised city of Ostrava. In the third part is described methodology of research. In the following part is presented analysis of collected data and there are interpreted results. On this analysis and results are based suggestions and recommendation, which are presented in the fifth part. Whole thesis and results is summed up in the last part. Both sides, representatives of real estate development companies also as representatives of region and cities, consider that real estate development, including housing development, has positive contribution to the spatial and region development. The research also has shown, that there are significant differences in interest of investors about districts of Moravian-Silesian region and differences in interest in types of housing.
