Cenová analýza bytů v obvodě Moravská Ostrava a Přívoz

Abstract

This paper addresses the analysis of housing affordability municipal district Moravian Ostrava and Ferry. It does not focus on the urban district as a whole, but is divided into 5 locations because of their diversity. The aim of this work is to compare individual locations circuit with several factors that affect the price of apartments. Factors on which the work is focused transport infrastructure, environment, civic amenities, an existing residential structure and the population in a given locality. In the solution method was used to quantify the optimum values for the factors and subsequent analysis. Data are processed using Excel, where they worked with graphs, tables and formulas. Perform the analysis, it was found that the defined factors significantly affect the individual sites and decide on further developments in the area. Based on the collected data, it is possible to say that the price of housing does not determine the quality of housing. Price is just one factor in evaluating the quality of housing. The work is addressed in the context of the exodus to the big cities and especially their centers.
