Provedení analýzy investičních příležitostí pro společnost z odvětví realit

Abstract

Investování je považováno za neustále se rozvíjející oblast, která nabízí nepřeberné množství investičních příležitostí. Tudíž podnik disponující nadstandardním kapitálem, nemusí reinvestovat získané finance do budování vlastního byznysu, nýbrž může vyhledávat jiná aktiva, která nabízí zhodnocení. Proto je cílem této diplomové práce průřezová analýza vybraných investičních příležitostí a jejich následná komparace pro společnost z odvětví realit. Za účelem relevantního vyhodnocení vybraných nástrojů byly aplikovány metody rešerše, komparace, analýza a syntéza. Druhá kapitola obsahuje nezbytné informace, se kterými by se měl investor seznámit, než začne investovat kapitál do různých aktiv. Třetí kapitola je zaměřena na komparaci vybraných investičních příležitostí. Zde jsou zahrnuty především investiční nástroje s doložitelnou historií, na základě které lze tvořit predikce vývoje. Ve čtvrté kapitole jsou vyhodnoceny investiční příležitosti, dále upravené dle strategií, včetně návrhů jednotlivých investičních portfolií. Kapitola je zakončena doporučením strategie včetně aktiv, která by měla doplňovat stávající portfolio vybraného podniku.

Investing is considered an constantly evolving area that offers a plethora of investment opportunities. Thus, a company with above standard capital does not have to reinvest the obtained funds into building its own business, but can look for other assets that offer appreciation. Therefore, the purpose of this thesis is a cross-sectional analysis of selected investment opportunities and their subsequent comparison for a company in the real estate sector. In order to relevant evaluation of selected tools, methods of search, comparison, analysis and synthesis were applied. The second chapter contains the necessary information that an investor should become familiar with before starting to invest capital in various assets. The third chapter focuses on the comparison of selected investment opportunities. This includes mainly investment instruments with a verifiable history, on the basis of which development predictions can be made. The fourth chapter evaluates investment opportunities, further adjusted according to strategies, including proposals for individual investment portfolios. The chapter concludes with a recommendation of the strategy, including assets, which should complement the existing portfolio of the selected company.
