Tržní ocenění vybraného lesního porostu

Abstract

Diplomová práce je zaměřena na tržní oceňování lesního pozemku. Cílem práce je zjištění tržní ceny vybraného lesního pozemku různými způsoby oceňování a následné porovnání těchto metod. Dílčím cílem je zhodnocení postupu metod ocenění, jejich výsledných cen a určením nejvhodnější metody pro oceňování lesního pozemku. V úvodu práce je obecně vysvětlen pojem oceňování, cena a hodnota, katastr nemovitostí a jeho funkce, základní pojmy a definice a metodika oceňování pozemků. Praktická část zahrnuje ocenění lesního pozemku administrativní a tržní metodou a jejich následné porovnání. Byly identifikovány jejich výhody i nevýhody a závěrem práce jsou stanoveny doporučující návrhy zefektivnění využití lesního pozemku.

The thesis is focused on the market appreciation of the forest land. The aim of the thesis is to determine in various approaches the market price of the selected forest land appreciation, and then comparison these methods. A further goal is an evaluation of the procedure of valuation method, their resulting prices and a determining the most appropriate method for the valuation of forest land. In the introduction part, there is generally clarifying the concept of valuation, price and value, the real estate register and its functions, basic concepts and definitions, and a methodology for the valuation of land. The practical part includes the valuation of forest land by administrative and market method and their subsequent comparison. They were identified by their advantages and disadvantages, and in the conclusion of the theses, there are determine the recommendation proposals to streamlined forest land.
