Abstract

This bachelor's thesis focuses on the analysis of the profitability of real estate in the Moravian-Silesian Region and aims to compare the profitability of brick and prefabricated buildings in different localities of the Moravian-Silesian Region for a selected company operating in real estate. Based on the PEST analysis, it is possible to evaluate the impact of the macro environment on the real estate market, the company and selected properties in various locations. Through the portfolio matrix, the difference in the yield of real estate according to the types of buildings built in individual localities of the Moravian-Silesian Region is pointed out. Following analysis of the real estate market, recommendations are proposed to improve the current situation. In the theoretical part, concepts such as real estate, construction, revenues, costs or applied analyses are defined and then the principles of selected analyses are defined, and then explained. The practical part of the bachelor thesis provides a general description of the company operating in the field of real estate and then selected analyses are applied to the specific situation of the selected company. Based on the results of these analyses, an evaluation of the company is performed and recommendations are proposed, which are based on individual analyses, own calculations of profitability and work experience in the field of real estate.
