Zhodnocení dostupnosti bydlení v České republice

Abstract

Diplomová práce se zabývá zhodnocením dostupnosti bydlení v České republice. Práce se zaměřuje na všechny kraje v České republice za zvolené období. Teoretická část zahrnuje samotnou bytovou politiku včetně úrovně bydlení, trh s byty, faktory ovlivňující dostupnost bydlení a nakonec samotné indikátory dostupnosti bydlení. Praktická část obsahuje výčet indikátorů v souvislosti s metodologií výpočtu a shrnutí výsledků v souvislosti se socioekonomickými faktory ovlivňujícími dostupnost bydlení v České republice. Data byla zpracována podle zvolených indikátorů a na základě jejich výsledných hodnot dále interpretována. Z provedené analýzy bylo zjištěno, že dostupnost bydlení se v průměru za celou Českou republiku zvyšuje. Vzhledem k jednotlivým krajům byly zjištěny rozdíly v dostupnosti bydlení, a to na základě provedené analýzy. Z výsledků indikátorů vzešlo, že se nejvíce zvyšovala nedostupnost bydlení v případě indikátoru [P/W] tzn. u 9 krajů ze 14 krajů. U indikátoru [R/W] je to u 7 krajů ze 14, a z toho 1 nezaznamenal změnu. Podle výsledků indikátoru [H/W] se nedostupnost bydlení zvýšila u 4 krajů ze 14, z toho u 6 nebyla zjištěna změna.

The diploma thesis deals with the activity assessment of the Evaluation of the Housing Affordability in the Czech Republic. It is focused on all regions in the Czech republic for the selected period. The theoretical part includes the housing policy itself, including the level of housing, the housing market, factors affecting the availability of housing and finally the indicators of housing availability itself. The practical part contains a list of indicators in connection with the methodology of the calculation and a summary of the results in relation to socio-economic factors affecting the accessibility of housing in the Czech Republic. The data were processed according to selected indicators and further interpreted on the based of their resulting values. From the analysis it was found that the availability of housing increases on average for the whole Czech Republic. With regard to individual regions, differences in the availability of housing were identified based on the performed analysis. According to the results of the indicators, the unavailability of housing increased most in the case of the indicator [P/W], ie. 9 regions out of 14 regions. For the [R/W] indicator, this is 7 out of 14 regions, of which 1 has not recorded a change. According to the results of the indicator [H/W], the unavailability of housing increased in 4 regions out of 14, of which 6 were not identified.
