Analýza zastavitelnosti vybrané lokality v kontextu rozvoje města Olomouc

Abstract

The subject of this diploma thesis is to develop an analysis of the feasibility of residential development in a locality currently utilized predominantly as a garden colony. The area in question is located in the city of Olomouc, specifically within the Droždín cadastral area. According to the Olomouc Zoning Plan, the site is designated for mixed residential use, public spaces, and public recreation. From the southeast, the area adjoins existing mixed residential zones consisting of detached family houses. To the northeast, it connects to proposed mixed residential zones located within the Svatý Kopeček cadastral area, thus filling the gap between these two cadastral territories of the city of Olomouc. Therefore, the objective of the analysis is to create a suitable proposal for attractive housing that considers the specific constraints of the site, going beyond the mere delineation of land-use zones in the Zoning Plan. The proposal will also address the adequate dimensioning of public infrastructure appropriate for the given locality.
