Abstract

Housing is very specific good from the microeconomic analysis point of view. It is good that plays irreplaceable role in household consumption and also it can be described with many specific attributes. From the economic theory point of view housing can be described as economic, private and normal necessary good. Attributes such as heterogeneity, local fixation and durability in production and consumption are the most important attributes for the analysis of its demand. Doctoral thesis entitled “Microeconomic Analysis of Selected Aspects of Housing Demand in the Czech Republic” is divided in to two parts. First, theoretical part is represented with first four chapters and it is focused on theoretical framework of microeconomic analysis of housing demand. Second part is represented with next three chapters and it is focused on analysis of selected aspects of housing demand in the Czech Republic and at the selected local housing market. The aim of this thesis is formulated as follows: The aim of this thesis is to identify households´ attitudes and preferences to housing and housing policy at selected local housing market and to evaluate status and development of market housing demand in the Czech Republic within the period between years 2000 and 2009. As a support for this main aim there are three partial aims formulated in the thesis – on the basis of available Czech and foreign literature analysis 1. To characterize selected approaches to housing demand analysis; 2. To identify main factors influencing households´ behaviour at housing market and market housing demand; 3. To characterize main features of housing market in the Czech Republic or selected local housing market. There are introduced selected approaches to consumer behaviour analysis and also selected approaches to housing demand analysis in the theoretical part of the thesis. Three approaches to housing demand analysis are selected as basic – first approach is based on the concept of housing services, second approach deals with heterogeneity of housing and the last one deals with housing as consumption good and as capital good. All approaches are described, evaluated and within them basic models of housing market are introduced. There is also evaluated influence of selected factors (households´ economic situation, demographic development, housing supply, macroeconomic development and housing policy) on housing demand in the theoretical part of the thesis. Second part of the thesis, practical and application part, is focused on identification of households´ attitudes and preferences to housing and housing policy at selected local housing market and evaluation of market housing demand in the Czech Republic in period 2000 - 2009. Development of housing demand is evaluated on the basis of analysis of main factors influencing housing demand and on the basis of analysis of housing prices. Households´ attitudes and preferences are identified with the use of own survey that was made in Bohumín in 2009. Before analysis of market housing demand and own survey the definition of main features of Czech, or local housing market in Bohumín, is made.
