Zhodnocení a aplikace metod k oceňování lesů

Abstract

Diplomová práce je věnována zhodnocení a aplikaci metod k oceňování lesů. Práce se člení do pěti kapitol, včetně úvodu a závěru. Jsou stanoveny dvě hypotézy a jeden cíl. Druhá kapitola se zabývá uvedením do problematiky oceňování, popisem základních oceňovacích přístupů a metod, majetku, pozemků a lesů a charakteristikou účelu oceňování lesů, jejich členěním a funkcemi. Třetí kapitola, která představuje stěžejní část, obsahuje konkrétní postupy a výpočty administrativních a tržních cen. Administrativní ocenění je provedeno dle oceňovací vyhlášky platné ke dni oceňování lesa. Při tržním ocenění je použita metoda porovnávací a metoda výnosová. Ve čtvrté kapitole je provedeno srovnání a zhodnocení zjištěných výsledků a použitých metod. V závěrečné části práce je shrnut cíl práce a ověřeny hypotézy. Zároveň jsou uvedeny návrhy změn týkající se oceňování lesů v České republice.

The thesis is devoted to the evaluation and application of forest valuation methods. The thesis is divided into five chapters, including the introduction and conclusion. There are established two hypotheses and one aim in the work. The second chapter deals with the introduction to the issue of valuation, describing the basic valuation approaches and methods of property, land and forests and characteristic purpose of valuation of forests, their classification and functions. The third chapter, which represents the main part of the thesis, contains specific procedures and calculations of administrative and market prices. The administrative evaluation is done in accordance to the evaluation edict valid in the day of the evaluation. The market evaluation is done with the comparative method and the yield methods. The fourth chapter compares and evaluates the results and methods used. In the final part of the work are summarized of the objectives of the work and verified hypothesis. There are also mentioned proposals of changes relating to forests evaluation in the Czech Republic.
