Abstract
The Thesis is focused on the problems of determination of capitalization rate in the selected city. The second chapter deals with theoretical bases connected with capitalization rate. It focuses on the real estate market, owner occupation, cooperative ownership, lease, valuation methods of real estate and definitions and types of capitalization rate. The third chapter characterizes the real estate market in Ostrava. The fourth chapter deals with the determination of the capitalization rate in Ostrava.
