Analýza vývoje cen nemovitostí ve vybraných zemích

Abstract

The thesis focuses on the econometric analysis of the price development on the housing market in the Czech Republic and Germany through selected macroeconomic indicators. The main objective is to identify the key factors that influence housing prices. The results show that demographic changes and inflation are the key factors in the Czech Republic, while inflation and wage developments play a crucial role in Germany. The analysis also reveals that during the Covid-19 pandemic, the influence of some variables intensified and that the two countries took different approaches to market regulation and household support.
