Abstract

The diploma thesis is focused on real estate valuation. Its aim is to determine the value of an orchard using different approaches and methods of valuation and consequently these approaches, methods and results compare. In theoretical section of the diploma thesis are described methods and principles of their calculations and rules of subsidy policy in agriculture, which is closely related to valuation of agricultural land. The methods of administrative and market property valuation are used to evaluate the orchard. Administrative valuation means a valuation by Act no. 151/1997 Coll., On Valuation of Property and on the Amendment of Certain Acts and by Decree no. 441/2013 Coll., implementing the Property Valuation Act. Methods used by market valuation of property are direct comparison method, professional discretion method of comparison, cost calculation method and discounted cash flows method. The diploma thesis showed that the most appropriate method to determine the value of an orchard is a method of direct comparison. The most important result of the thesis was that the value of an orchard is essentially made up of the sum of subsidies provided to the orchard and that it would be loss to set up an orchard without subsidies. It was also found that the administrative value does not reflect the fair value of an orchard and therefore was suggested to revise the valuation decree.
