Regionální rozdíly v cenách bydlení v České republice

Abstract

The aim of the thesis is to identify the influence of selected economic and demographic factors on regional differences in panel apartment prices in the Czech Republic using panel regression analysis. The work is divided into five chapters including an introduction and a conclusion. After a theoretical introduction dedicated to housing and the real estate market, the analysis focuses on data for the period 2009–2023 for all regions of the Czech Republic except Prague. Six explanatory variables were included in the analysis: average wage, unemployment rate, number of marriages, natural increase in population, migration and number of completed apartments. The practical part describes the methodology used, performs graphical and statistical analysis and applies a fixed effects model. The results show that economic and social factors associated with income and household structure have a statistically significant positive effect on apartment prices, while demographic development shows a rather dampening effect. The conclusion summarizes the main findings and provides recommendations for housing policy.
