Fashion House in Opava

Abstract

This master’s thesis focuses on the detailed design documentation for a Fashion House in Opava, a multi-functional building designed to integrate the processes of fashion design, production, and retail. The proposed structure is located in the Předměstí district of Opava, strategically situated along Olomoucká Street to align with the urban fabric and enhance the cityscape. The building consists of three above-ground floors, each tailored to specific functions: the ground floor serves as a commercial retail space, the second floor is dedicated to garment production with state-of-the-art facilities, and the third floor accommodates administrative offices, a design studio, and an outdoor terrace for events and showcases. The project incorporates a sustainable architectural approach, employing advanced materials such as WICONA aluminum systems, Heluz thermal blocks, and EPS-150 insulation to ensure energy efficiency and long-term durability. Heating is provided through a radiant floor system powered by a combination of solar and electric energy, complemented by a centralized ventilation system with heat recovery. Rainwater is managed through a collection and detention system, minimizing environmental impact and enhancing sustainability. The design adheres to all applicable Czech building regulations, including Decree No. 398/2009 Coll. for barrier-free access, ensuring full compliance with safety, accessibility, and environmental standards. This thesis represents a comprehensive response to the complex requirements of designing a functional, sustainable, and aesthetically integrated building within a historic urban setting. The result is a modern, innovative facility that contributes to the local economy while respecting the ecological and cultural heritage of Opava.
