Zhodnocení dostupnosti bydlení v krajích České republiky

Abstract

Housing and its availability is a topic that is addressed by a wide professional public all over the world, not only in the Czech Republic. The bachelor's thesis deals with the topic of housing availability in the regions of the Czech Republic in the period 2019 - 2024. The aim of the bachelor's thesis is to find out the availability of owner-occupied and rental housing in individual regions of the Czech Republic. Using the selected financial indicators: Price to Rent, Rent to Income, Price to Income and Debt to Income, the availability of owner-occupied and rental housing on the real estate market in the country is determined. In the theoretical part, the characteristics of housing, history and support of housing policy from the state are presented. Factors that affect the availability of housing are listed here, at the end of the theoretical part, the methodology used for the analysis is described. In the practical part, variables are selected for the calculation of indicators of housing availability, and then an analysis of the financial availability of housing is processed. The result of the performed analysis is that the financial availability of owner-occupied housing in the Czech Republic is decreasing over the monitored period, and rental housing is more affordable.
