Právní a ekonomické aspekty bytového družstva

Abstract

Tato bakalářská práce se zabývá právními a ekonomickými aspekty fungování bytových družstev v České republice. Teoretická část vymezuje podstatu družstevnictví podle zákona o obchodních korporacích, popisuje životní cyklus družstva a porovnává model bytového družstva se společenstvím vlastníků jednotek. Praktická část analyzuje správu a hospodaření tří konkrétních bytových družstev na základě polostrukturovaných rozhovorů s jejich představiteli. Cílem práce je zhodnotit fungování těchto subjektů v současné praxi a identifikovat hlavní výzvy, kterým vedení družstev při správě bytového fondu čelí.

This bachelor thesis deals with the legal and economic aspects of the functioning of housing cooperatives in the Czech Republic. The theoretical part defines the essence of cooperatives according to the Business Corporations Act, describes the life cycle of a cooperative, and compares the housing cooperative model with the unit owners' association. The practical part analyzes the management and economic operations of three specific housing cooperatives based on semi-structured interviews with their representatives. The aim of the thesis is to evaluate the functioning of these entities in current practice and to identify the main challenges faced by cooperative management in the administration of housing stock.
