Hospodaření společenství vlastníků jednotek

Abstract

Tématem bakalářské práce je hospodaření společenství vlastníků jednotek. V teoretické části je rozebrána problematika základní charakteristiky společenství vlastníků jednotek, je zde popsán vznik, orgány, stanovy, hospodaření, zánik a to vše ve srovnání staré právní úpravy (zákon č. 72/1994 Sb., o vlastnictví bytů) a nového občanského zákoníku (zákon č. 89/2012 Sb., občanského zákoníku). V další kapitole je popsána daňová a účetní problematika platná pro společenství. Praktická část této práce se zabývá hospodařením konkrétního společenství za rok 2012 a 2013 a srovnáním nákladů v těchto letech. Dále jsou zde popsány možnosti financování rekonstrukcí či modernizací. Na základě výsledků bylo dokázáno, že společenství hospodaří účelně se svěřenými finančními prostředky.

The theme of this thesis is the Economy of Condominium of Units Owners. The theoretical part discusses the issue of the basic characteristics of the unit owners, there is a description of the beginning, authorities, statutes, management and termination, and all is in comparison with the old legislation (Act No. 72/1994 Coll. Ownership) and new Civil Code (Act No. 89/2012 Coll., the Civil Code). The next chapter describes the tax and financial issues applicable to the community. The practical part of this thesis deals with the management of a particular community in 2012 and 2013 and its cost comparison between two years. Additionally, there is a possibility of financing the reconstruction and modernization. Based on the results, it was proved that the community manages effectively entrusted funds.
