Untersuchung von Einflüssen auf ein konzipiertes E-Business Internet-Informationsportal für das Real Estate Management

Abstract

Gegenstand der Forschung ist es, herauszufinden, wie über eine externe Informationsplattform ungenutzte E-Businesspotentiale für das Real Estate Management verfügbar gemacht werden können. Ziel ist es, einen theoretischen Verfahrensprozess für ein immobilienspezifisches E-Business-Informationsportal zu entwickeln und dessen mögliche Einflüsse in der Praxis zu über-prüfen. Ausgehend von einer qualitativen Inhaltsanalyse wird ein Konzept für ein E-Business In-formationssystem in Anlehnung an Erklärungs- und Prognosemodelle beschrieben. Daraus wer-den Untersuchungsmodelle abgeleitet, die in Hypothesen überführt und im weiteren Verlauf einer quantitativen Überprüfung unterzogen werden. Die Untersuchung wird mittels einer Onli-ne-Befragung in der Praxis durchgeführt. Anhand von mathematischen-statistischen Auswer-tungsverfahren werden die Ergebnisse ermittelt und interpretiert. Der Erkenntnisgewinn der Doktorarbeit wird eine Analyse von immobilienspezifischen IT-Portalen, eine Konzeption zu ei-nem immobilienspezifischen E-Business-Informationssystem (im Ansatz) für das Real Estate Management und die Überprüfung von dessen Einflussfaktoren sein. Aus der empirisch angelegten Forschungsarbeit wird abschließend ein allgemeiner Handlungs-rahmen zur Erstellung von immobilienspezifischen Leistungsangebotsmodellen für Internetpor-tale zu E-Businesslösungen (elektronische Produkte und Dienstleistungen) abgeleitet. Für zu-künftige Untersuchungen und branchenorientierte Portalanwendungen steht ein wissenschaftlicher Erkenntnisgewinn zur Verfügung. The object of the empirically invested research is to find out how unused E-business potentials can be made available for Real Estate management via an external platform of information. The objective is to develop a theoretical process for a real estate specific e-business portal of infor-mation and to check its influence in practice. Based on a qualitative analysis of existing IT por-tals, a concept is described about an e-business information system in support of explanation and forecast models. This is followed by investigation models which are transferred in hypotheses and are also examined quantitatively. The investigation is carried out by means of questionnaire by an online survey. On the basis of mathematical-statistical evaluation procedures the results are determined and interpreted. The outcomes of this dissertation are an analysis of real estate specific IT portals, moreover a concept for a real estate specific e-business information system (to some extent) for real estate management and in addition the examination by his factors of in-fluence. In conclusion, a general action frame is explained to some extent for other real estate specific e-business information systems as an input for tender and decisive models. For further researches, instruments for the construction of external e-business information systems are available as a scientific basis for internet-based business models.
