Zhodnocení efektivnosti reálné investice

Abstract

Tato bakalářský práce se zabývá zhodnocením reálné investice lyžařského centra. Daná investice spočívá ve výměně stávající sedačkové lanovky za modernější a výkonnější model. Investice byla hodnocena na základě dynamických kritérii – čisté současné hodnoty a indexu ziskovosti. Byla provedena citlivostní analýza, která zkoumala závislost jednotlivých faktorů na výši NPV. Práce byla rozdělena do tří kapitol. V první kapitole byla popsána potřebná teorie k práci. Obsahem této kapitoly bylo vysvětlení podstaty investičního rozhodování, dále parametry a metody hodnocení investičních projektů a také možnosti financování. Druhá kapitola se věnovala popisu dané investice a společnosti. Třetí kapitola se zabývala praktickými výpočty. Ve výpočtech bylo pracováno s různými scénáři. Investice byla postupně zhodnocena podle zamýšlených způsobu financování. Dále byla v praktické části aplikována citlivostní analýza. V závěru práce lze najít shrnutí výsledku dosažených v praktické části. Rovněž byl stanoven nejvýhodnější způsob financování.

This bachelor thesis is solving a real investment of a ski area. The investment consists in changing the current chairlifts to a more modern and powerful model. The investment was assessed on the basis of dynamic circumstances - net present value and target index. A sensitivity analysis was found, which examined the dependence of individual factors on the amount of NPV. This thesis was separated into three chapters. In the first chapter, the required theory to work was described. The content of these chapters was an explanation of the essence of investment decision-making, parameters and methods of evaluation of investment projects and financing options. The second chapter described the investment and company. The third chapter is solving practical calculations. Different scenarios were used in the calculations. The investment was evaluated according to the expected method of financing. Hereafter, sensitivity analysis was applied in the practical section. At the end of the thesis we can expect a summary of the research achieved in the practical section. The most beneficial method of financing has also been identified.
