Vliv světové finanční krize na český trh s hypotečními úvěry

Abstract

Cílem diplomové práce je zhodnotit vliv světové finanční krize na český hypoteční trh s využitím deduktivně teoretické metody a statistické metody korelační analýzy. Práce je rozdělena celkem do pěti kapitol včetně úvodu a závěru. První kapitola popisuje teorii bankovních úvěrů se zaměřením na hypoteční úvěry. Příčiny, průběh a dopady světové finanční krize jsou obsahem kapitoly třetí. V následující praktické kapitole je monitorován trh s hypotečními úvěry v jednotlivých letech. Pozornost je věnována zejména vývoji objemu nově uzavřených hypotečních úvěrů a jejich úrokových sazeb. V závěru kapitoly je zkoumán vztah mezi úrokovou sazbou ČNB a hypotečních bank a dále vztah mezi průměrnou úrokovou sazbou hypotečních úvěrů a objemem těchto bankovních produktů. Testování uvedených vazeb bylo provedeno pomocí korelační analýzy. Práce hodnotí vliv světové finanční krize na tuzemský hypoteční trh spíše jako druhotný. Krize se sice hypotečnímu trhu v ČR úplně nevyhnula, ale nebyl jí zasažen tolik jako řadě jiných zemí, např. USA.

The aim of this Diploma Thesis is to evaluate the effect of the global financial crisis on the Czech mortgage market with using the deductive theoretical method and the statistical method of correlation analysis. The thesis is divided into five chapters including introduction and conclusion. The first chapter describes the theory of bank loans with a focusing on mortgage loans. Causes, process and effects of the global financial crisis are presented in chapter three. The market of mortgage loans in the Czech Republic during individual years is monitored in the following practical chapter. The attention is paid to changes in the volume of new mortgage loans and their interest rates. At the end of the chapter, the relationship between interest rate of mortgage banks and the CNB and the relationship between the average interest rate mortgage loans and the volume of these bank products is examined. Testing of these relationships was performed by using the method of correlation analysis. The thesis evaluates the influence of the global financial crisis to the domestic mortgage market more as a secondary. Although the crisis did not completely avoid mortgage market in the CR, the market was not hit so much as many other countries, e.g. the USA.
