Abstract

This thesis explores the legal and ethical regulation of real estate agents in the Czech Republic, with a particular emphasis on consumer protection. The topic reflects the growing importance of transparency and professionalism in the real estate market, which is often associated with some of the most significant financial decisions in an individual’s life. The primary objective of this thesis is to conduct a comprehensive evaluation of the current legal and ethical framework governing real estate agents in the Czech Republic, with a particular focus on its impact on consumer protection. The thesis further addresses two sub-objectives: to examine public opinions and experiences with real estate agents, and to analyze real-life cases in terms of compliance with applicable legal and ethical standards. The research employs both quantitative and qualitative methods – namely, a questionnaire survey, semi-structured interviews, and case studies. The survey captures public awareness and sentiment, while the interviews with real estate professionals form the basis for two practical case studies, highlighting issues concerning the duty to inform and breaches of ethical conduct. The findings indicate that, although the legal framework provides tools for consumer protection, their effectiveness in practice is limited by insufficient public awareness and the inadequate implementation of ethical standards. The results support the need for stricter ethical regulation and enhanced institutional oversight. The thesis concludes with concrete recommendations aimed at improving professional standards and strengthening consumer trust in real estate brokerage.
