Abstract

This bachelor’s thesis focuses on the analysis of the economic situation of a specific housing cooperative in the Czech Republic during the period from 2019 to 2023. The aim of the thesis is to evaluate the cooperative’s financial performance through financial analysis, identify key financial indicators, and propose potential recommendations for more efficient management. The theoretical part of the thesis defines the basic concepts related to housing cooperatives, describes their legal framework, financing options, and management specifics. The practical part applies both quantitative and qualitative approaches. It includes horizontal and vertical analysis of financial statements, calculation of indicators of profitability, liquidity, activity, and indebtedness, a pyramid decomposition of return on equity, and a variance analysis. The research also incorporates a structured interview with representatives of four banks, providing valuable insights into the attitudes of financial institutions toward the financing of cooperative housing. The findings show that the analyzed cooperative manages its finances in a stable manner and that obtaining a loan for a cooperative apartment is more challenging from the banks’ perspective due to the specifics of this type of ownership.
