Analýza zdrojů financování reálné investice

Abstract

Bachelor thesis is devoted to resources analysis of real investment. The aim of this work is to choose the optimal financing alternatives. The thesis consists of theoretical and practical parts. The theoretical part is focused on resources of financing and their classification and on and criteria for financing of elections where are stated costs of capital, static and dynamic criteria and the choice options of financing based NPV-Equity. Practical part focused on the analysis of financing. Here is characterized investment. This is software. First are stated input calculations, for example calculated depreciation, tax saving, costs of capital and discount rate. Further are considered various variants of financing by using the method of discounted costs. Deciding between financing from own resources, bank loan with an annuity payment, bank loan with a equally payment and finance lease with 10% down payment or 20% down payment. Optimal variant of financing was chosen variant of financing by bank loan with an annuity payment. The conclusion, a sensitivity analysis was conducted.
