Abstract

Soil contains all the essential elements of the nation's wealth . Each plot is unique in its structure and location , the soil is real and durable and offer land is limited. For valuation purposes , the land divided into building land, agricultural land , forest land , water reservoirs and streams and other land. In my thesis , I will discuss the analysis of market prices for agricultural land. The aim of the study is to compare the prices of agricultural land in selected locations , a simpler procedure through gross capitalization rate to determine the market value of agricultural land. Furthermore, the determination of assets at market value through profitability and total subsidies , profitability in the region through revenues from wheat. The output is indicative price map agricultural land by region . In the thesis was created by comparing the prices of agricultural land for the period 2011-2014 . These lands include arable land, permanent grassland , garden land and forest land . In addition, a land valuation using the method of indirect comparison methods and the yield and calculation of gross capitalization rates , which can be used in practice appraiser. Through the analysis will establish or disprove the hypothesis " Price gardens is the highest in all regions ."
