Tržní analýza cen pozemků

Abstract

Půda obsahuje všechny podstatné prvky bohatství národa. Každý pozemek je unikátní svou skladbou a polohou, půda je nemovitá a trvanlivá a nabídka půdy je omezená. Pro účely oceňování se pozemky dělí na stavební pozemky, zemědělské pozemky, lesní pozemky, vodní nádrže a toky a jiné pozemky. V mé diplomové práci se budu věnovat analýze tržních cen zemědělských pozemků. Cílem práce je srovnání cen zemědělských pozemků ve vybraných lokalitách, jednodušší postup přes hrubou míru kapitalizace pro stanovení tržní hodnoty zemědělských pozemků. Dále stanovení trží hodnoty přes výnosnost a celkové dotace, výnosnost v kraji přes výnosy z pšenice. Výstupem je orientační cenová mapa zemědělských pozemků dle krajů. V diplomové práci bylo vytvořeno srovnání cen zemědělských pozemků za období 2011-2014. Mezi tyto pozemky patří orná půda, trvalý travní porost, zahradní pozemek a lesní pozemek. Dále proběhlo oceňování pozemků pomocí metody nepřímého porovnání a výnosové metody a také výpočet hrubé míry kapitalizace, který může být použit v praxi odhadce. Pomocí analýzy potvrdím či vyvrátím hypotézu „Cena zahrad je nejvyšší ve všech krajích“.

For valuation purposes , the land divided into building land, agricultural land , forest land , water reservoirs and streams and other land. In my thesis , I will discuss the analysis of market prices for agricultural land. The aim of the study is to compare the prices of agricultural land in selected locations , a simpler procedure through gross capitalization rate to determine the market value of agricultural land. Furthermore, the determination of assets at market value through profitability and total subsidies , profitability in the region through revenues from wheat. The output is indicative price map agricultural land by region . In the thesis was created by comparing the prices of agricultural land for the period 2011-2014 . These lands include arable land, permanent grassland , garden land and forest land . In addition, a land valuation using the method of indirect comparison methods and the yield and calculation of gross capitalization rates , which can be used in practice appraiser. Through the analysis will establish or disprove the hypothesis " Price gardens is the highest in all regions ."
