Abstract

The aim of this bachelor thesis is investment project evaluation undertaken by SMOP Ltd. Company. To maintain anonymity, the name of the company altered. Invested funds spent on the investment have been spent from equity to by the block of flats serving for renting apartments. The main task is to evaluate if the investment has positive contribution for the owner or not. Information necessary to evaluate the investment comes from internal sources provided by SMOP Ltd. The second chapter is devoted to investment decision-making methodology description and characteristics of investment projects. It describes phases of the investment process and possible sources of investment financing. At the end of this chapter free cash flow calculation and cost of capital estimation are described. In the third chapter, static and dynamic criteria for the investment evaluation are described. Subsequently, risk analysis and sensitivity analysis and break-even point analysis is described. Fourth chapter focuses on the investment evaluation. Chapter contents input data and their estimation necessary for the calculation. Next evaluation is made by applying selected criteria. In the end, sensitivity analysis is break-even calculation is performed.
