Abstract
This bachelor thesis deals with the development of the mortgage market in the Czech Republic and its impact on housing affordability in the monitored period from 2015 to 2025. The theoretical part is focused on the characteristics of the banking system, the definition of mortgage loans, the conditions for obtaining them, and the risks associated with them. Furthermore, the macroprudential regulatory limits of the Czech National Bank are described. The practical part analyzes in detail the actual development of the mortgage market in the Czech Republic, specifically the development of the number and volume of granted loans and interest rates. Subsequently, the real impact of changes in the mortgage and real estate markets on the family budget of an average applicant is evaluated using a model example. The thesis also includes a statistical evaluation of the situation using correlation analysis, which examines the dependence between property prices, the average loan amount, and the housing affordability index. The conclusion of the thesis summarizes the findings regarding the declining affordability of own housing due to the widening gap between wage growth and property prices.
